Does the roof inspection cost money?
Inspections for repair or new roofs are always free. If you want a roof certification, or for certain real estate transactions, there is a small inspection fee of $200.00 for taking on the liability of another company’s work and guarantying the roof ourselves after a thorough inspection of the roof top, exterior eaves, inside ceilings, and even inside the attic. If there is any work to be completed, than the $200.00 is taken off of the total job cost.

What type of material should I have installed?
It does depend on your preference and what your Homeowners Association dictates (if you have an HOA). With an association, you will usually be at the mercy of the materials already in your neighborhood. The good thing is that you can usually still pick out of several styles and colors. Your IRC estimator will be happy to let you know the particular manufacturers that have the materials you can choose from. Then you can choose from samples of each type you are curious about.
If you do not have an association, then your choices are broader. Although, most homeowners like to stay true to the style of home and surrounding neighborhood, you always have options. Whether it is tile, composition shingles, or rolled roofing, your IRC estimator will be happy to provide you with samples and information on several different types of your preference.

Who takes care of City Permits, and HOA forms?
The great thing about working with IRC Roofing is that we take care of everything. Because we are fully licensed, bonded, and insured, we take it upon ourselves to get the permits done so you need not worry. Beware of another company that may ask you to get your own permits, because it usually means that they are not licensed or insured and that could put you at great risk.

What if I can't afford new roofing or waterproofing?
IRC is a full service roofing company. We will analyze your roofing and waterproofing needs and let you know that there are alternatives to full tear off and rebuilds. In most cases all that is needed is some normal maintenance. IRC estimators always let our clients know that there are options, and then those options will be spelled out on our estimates.

How long are your warranties?
IRC Roofing has our own warranties that we offer with any work that we do. For a full roof replacement, the workmanship warranty is usually 5 years. The material that we install also have manufacturers warranties that are anywhere from 15 to a Lifetime warranty. Please feel free to ask! For roof repairs or certifications it is on a case by case basis, usually with a one year comprehensive leak-free workmanship warranty.

Can I go over my existing roof?
Yes, legally you can if you only have one layer currently (except with tile). However, we have never recommended it. It never looks as good, and the client is never as happy with the outcome. Roofs often have a "wavy" or "curled" look when more than one roof layer is applied.

I have a flat roof that doesn't leak, but it looks old, what problems should I be concerned about?
Maintenance is the key to the long term performance of flat roofs (or any roofs). Your IRC estimator will point out the items of consequence that need to be addressed on your particular roof. There are ways of preserving an existing roof, such as asphalt emulsions and coatings. The Sun’s UV rays are the most damaging element to any roof in Southern California. The items of most concern will be any roof penetrations. Pipes, vents, ac units ducting and plumbing are where most deterioration starts. Cracks on the surface are usually not a big issue, but must be properly evaluated. Usually a coating can enhance the life of your flat roof, routine maintenance is the key.
